Rules worth knowing

Four numbers that shape every Canadian mortgage.

Federal rules set the floor for down payments, insurance and qualifying. Lenders can be stricter.

5%Minimum down payment on the first $500,000 of the price; 10% on the portion above.
$1.5MInsured-mortgage price cap. At or above it, you need 20% down.
30 yrsInsured amortization for first-time buyers and buyers of new builds.
5.25%Minimum stress-test rate — or your rate plus 2%, whichever is higher.

Federal rules as of 2026. Rules change — always confirm with your advisor before you buy.

Why an advisor

Your bank offers its mortgages. We compare the market.

A licensed mortgage agent works across lenders, so the advice starts with your situation — not one bank’s product shelf.

  • One application and one credit check, many lenders compared
  • Penalties, portability and prepayment explained before rate
  • On most residential mortgages the lender pays the brokerage — any fee to you is disclosed in writing first
  • Support from pre-approval to funding, and again at renewal
How It Works
Borrower scenarios

Three common files, three different plans.

Illustrative examples of how advice changes with the situation — not client testimonials or results.

Ontario · First-time buyer

Condo at $640,000

Situation
Two salaried incomes, 8% saved, FHSA open for two years.
Watch
CMHC premium and land transfer tax.
Plan
Use FHSA + HBP, compare 25 vs 30 years, hold a rate for 120 days.
British Columbia · Renewal

Term ends in 5 months

Situation
Bank renewal offer above market, good equity, stable job.
Watch
Switch costs and the new term’s penalty rules.
Plan
Compare a straight switch with the bank’s matched offer.
Alberta · Self-employed

Incorporated contractor

Situation
Strong business, low personal income on paper.
Watch
How lenders read retained earnings and add-backs.
Plan
Package two years of financials; compare prime vs alternative.
